Over the course of the next few days, I plan to walk you through the steps
that I, being a 10 year veteran of the business, have identified as being the
most crucial in determining the success of the Buyer’s experience in obtaining
their dream. I will break it down so simply that you will know exactly how you
are to be treated, guided, educated, and represented by your Realtor®. If you

In review, the 1st step that kicks it all off is when The Buyer begins his or her
search for that perfect dream come true. Step 2 involves the Buyer making contact with the REALTOR® .In Step 3, the buyer chooses which REALTOR® they would like to work with.
Step 4 requires deciding which level of Agency to work under. Under Alabama Law, there is virtually no protection for a buyer. Each time you call the Listing Agent’s number on the sign in the yard, you must know that in very few circumstances does that agent protect your interests. That agent is an AGENT OF THE SELLER. Here are the levels of agency offered in the State of Alabama.
A SINGLE AGENT is a licensee who represents only one party in a sale.
A SUB-AGENT is another agent/licensee who also represent
only one party in a sale. A sub-agent helps the agent represent the same client. (PLEASE NOTE THAT NEITHER I NOR KELLER WILLIAMS REALTY PARTICIPATE IN THIS TYPE OF AGENCY AGREEMENT.)
A LIMITED CONSENSUAL DUAL AGENT is an agent for both the buyer and the seller. This type of agency occurs when you place an offer on a piece of property Listed by the Buying Agent’s Broker.
A TRANSACTION BROKER assists one or more parties in a sale. A
transaction broker is not an agent and does not have the same obligations as an
Alabama law imposes the following obligations on all real estate licenseesto all parties, no matter their relationship:
- To provide services honestly and in good faith;
- To exercise reasonable care and skill;
- To keep confidential any information gained in confidence, unless disclosure is required by law or duty to a client, the information becomes public knowledge, or disclosure is authorized in writing;
- Present all written offers promptly to the seller;
- Answer your questions completely and accurately.
